A reflective roof coating is the cheapest protection a Queens building owner can put down, and skipping it usually means paying for a full tear-off later. Most of the roofs we walk out here are flat or low-slope: the tar and gravel on top of an Astoria row house, the aging rubber on a small storefront in Sunnyside, the built-up roof over a Jackson Heights multi-family. They bake all summer, the sun cooks the membrane until it cracks, and water starts to sit in the low spots. Instead of ripping all that off, we clean and prep the existing roof, rebuild the seams and flashings, and roll or spray a seamless, fluid-applied membrane right over the top, whether silicone, acrylic, or elastomeric, that stops the leaks and locks the water out. It bonds over EPDM, TPO, modified bitumen, built-up, and metal.

Ponding water is the number-one thing that quietly kills flat roofs in Queens. A lot of these older roofs were never pitched quite right, so after a rain you get puddles that just sit there and work the seams open. That's exactly the case for silicone, which doesn't care if water stands on it; acrylic is the brighter, more economical pick when a roof actually drains, and elastomeric is what we reach for to bridge the cracks and moving seams first. Coating is the most underrated money-saver in this whole trade. People assume a leaking flat roof means a five-figure replacement, when a lot of the time the deck underneath is perfectly sound and just needs a new skin over it for a fraction of the price. We'll always tell you straight, though: when a roof is soaked through or the deck is failing, no coating is going to save it, and we'd rather lose the sale than sell you a patch over a rotten roof.
