Modified bitumen, or mod-bit, is an asphalt-based membrane rolled out in sheets, and over time its granulated surface weathers, the laps loosen, and the dark surface bakes in the sun. Coating a sound mod-bit roof seals those aging seams and blisters and lays down a fresh, seamless waterproof layer over the whole roof. It renews an asphalt roof in place and gives it a cool, reflective surface it never had.
As modified bitumen ages, the lap seams between sheets loosen and blisters and cracks open up in the asphalt surface. We repair those defects, then reinforce the seams and problem areas with polyester fabric embedded in coating so they are sealed into a continuous membrane. That stops the leaks at their source before laying the full coating over the roof.
A weathered mod-bit surface is dark and heat-absorbing, radiating the sun's warmth down into the building all summer. A reflective top coat transforms it, bouncing away up to roughly 85 percent of the sunlight and dropping the rooftop temperature significantly.
