The most common failure on an aging EPDM roof is the seams, where the adhesive lets go and the rubber shrinks back to pull the laps apart. We clean and prime those seams, then reinforce them with polyester fabric embedded in coating so the joints are locked into a continuous membrane. Sealing the seams is the heart of any EPDM restoration because that is where the leaks begin.
A black EPDM membrane absorbs the sun's heat and radiates it into the building, driving up cooling costs all summer. Coating it with a bright reflective top layer flips that, bouncing away up to roughly 85 percent of the sunlight and dropping the rooftop temperature.
